On October 19, 2026, Kuwait listed company IFA Hotels&Resorts officially launched the Vilasita high-end residential project at Zimbali Lakes Resort on the north coast of KwaZulu Natal Province, South Africa. 146 luxury units are planned to commence construction in the first quarter of 2027 and be completed and delivered by the end of 2028. This is not an isolated project, but the latest milestone in IFA's residential real estate pipeline worth approximately 1 billion rand (approximately 61 million US dollars) in South Africa over the next five years. From resort villas to yacht marinas, from branded residences to commercial amenities, the North Coast of KwaZulu Natal Province is being shaped as a brand gathering area for high-end vacation real estate, and has also opened a clear procurement window for Chinese suppliers of building materials, hotel supplies, and commercial kitchen equipment.

Five year billion rand pipeline

IFA announced that it will launch a pipeline of residential real estate projects worth approximately 1 billion rand (approximately 61 million US dollars) in the South African market over the next five years. Vilasita is just one of the disclosed nodes, and the company has not yet released a list of other projects and funding allocations, but it is clear that the pipeline is part of its multi-year, multi project rolling development strategy in South Africa. This means that over the next five years, Zimbali Lakes and the North Coast region of KwaZulu Natal province will continue to release procurement demands related to residential construction, decoration facilities, and vacation amenities. Zimbali Lakes Resort covers an area of approximately 400 hectares, with internal plans including a beach club, a golf course designed by Ernie Els, and plans to develop a yacht marina. IFA has released the Zimbali Vision 2030 framework, creating a 20-year development cycle for Zimbali Lakes with a total planned investment of 50 billion rand. Vilasita Residence is just the starting project of this long-term blueprint, and subsequent yacht docks, rural estates, and supporting commercial facilities will continue to release construction and procurement orders.

High end residential development in two phases

The Vilasita project is located within the Zimbali Lakes resort and plans to construct 146 luxury residential units. It will be developed in two phases: the first phase will release 80 villas, and the second phase will release the remaining 66 units. Procurement needs will also be released in two batches. The project construction plan is scheduled to commence in the first quarter of 2027 and be delivered by the end of 2028, targeting high net worth individuals seeking safe and vacation style residential assets. In addition, IFA has partnered with Italian luxury brand Tonino Lamborghini to develop a comprehensive project in Zimbali Lakes, which includes a 200 room hotel and 73 branded residences. The potential total sales value is approximately 1 billion rand, and the residential unit price may reach up to 100000 rand per square meter. This cooperation further confirms that Zimbali Lakes is becoming a brand gathering area for high-end vacation real estate in South Africa, with higher requirements for the quality threshold of building materials and supporting equipment. Chinese enterprises need to go through compliance procedures to enter

The participation of Chinese enterprises in the supply chain of hotels and vacation properties in South Africa is increasing, but entering the South African market requires crossing clear compliance barriers. Commercial electric kitchen utensils need to obtain the NRCS mandatory access LOA certificate, and stainless steel kitchen utensils that come into contact with food must pass the SANS 907 hygiene test. The certification period generally takes 3 to 6 months, and companies must lay out their plans in advance before the project starts. Meanwhile, high-end projects such as IFA prioritize suppliers with local agents and South African warehouses. For small and medium-sized enterprises engaged in building materials, curtain walls, doors and windows, commercial kitchen equipment, hotel linens and other categories, tracking the development progress of IFA and Zimbali Lakes, pre certification, and building a local agent network are effective ways to enter the supply chain of high-end vacation real estate in South Africa.Editor/Gao Xue
