The land in southern Johor is heating up at an unprecedented rate. While global tech giants are still struggling with the AI arms race, international private equity giant Blackstone Group has quietly settled in Johor, Malaysia. AirTrunk, a data center operator under its umbrella, recently announced that a massive loan of up to $2.3 billion has been successfully secured. This funding is like a strong artery, which will be directly injected into the JHB2 ultra large scale data center under construction, adding another digital fortress to this hot land.

Green energy benchmark reduces costs

The JHB2 project is not an ordinary infrastructure project. It is clearly classified as a green loan project, thanks to its strict standards for energy and water efficiency. The power efficiency target set for the project is only 1.37, significantly better than the global average of 1.5 to 1.6 for data centers, which means less energy is wasted on non computing processes such as cooling.

Meanwhile, advanced water-saving cooling technologies will significantly reduce water resource consumption. This green gene not only responds to the global trend of carbon reduction, but also directly translates into financial advantages - the financing cost savings brought by the green loan mechanism will be fed back to support AirTrunk's social impact plan in the local area, forming a virtuous cycle.

The popularity of syndicated blood transfusion is evident

Supporting this behemoth is a global financial network spanning across the globe. This financing is jointly supported by 30 financial institutions, with a luxurious lineup. Among them, 10 top investment banks including Credit Agricole, DBS Bank, HSBC Holdings, Sumitomo Mitsui Banking Corporation, and Dahua Bank served as global coordinating banks, leading the structure and distribution of this massive transaction.

This vividly reflects the current investment trend in the Asia Pacific region: the wave of artificial intelligence continues to drive up demand for data centers, igniting a multi billion dollar wave of transactions and financing. Johor, with its location and policy advantages, is becoming one of the core carriers of this trend.

The risk control red line is challenged

However, there are also hidden worries beneath the feast. Data center construction belongs to a typical capital intensive, long-term industry, with fast technological iteration and huge energy consumption. With the explosive growth of such projects in the Asia Pacific region, some banks involved in lending have begun to re-examine their related risk exposures.

There are indications that financial institutions are evaluating and may tighten their credit policies in the data center sector to balance business expansion and asset security.
