Dual line expansion under construction and planned
Cushman&Wakefield's Report on the Update of Asia Pacific Data Centers in the First Half of 2026 shows that, driven by the accelerated investment of super large customers, cloud service providers and AI platforms, the total amount of data centers under construction and planning in the first half of the year reached 26.5 GW, an increase of 7.1 GW compared with the end of 2025. Among them, 4.8 gigawatts are under construction, 21.7 gigawatts are planned, and approximately 1.4 gigawatts of operational capacity has been delivered.
The vacancy rate of custody has decreased from 10.9% in the second half of 2025 to 10.3%, and the newly added supply is being continuously digested by the market. Southeast Asia becomes the main force of under construction capacity
Southeast Asia accounts for about 50% of the under construction capacity in the Asia Pacific region, with Malaysia leading with about 1 gigawatt and Thailand following closely behind with 859 megawatts. Johor's under construction capacity increased by 91% to 602 megawatts, while Bangkok surged by 148% to 859 megawatts. The total capacity of Johor's operation and planning has exceeded 4 GW, ranking first in Cushman&Wakefield's market maturity index.
